The theatre, originally constructed in 1926, was initially used for showing movies and hosting vaudeville performances. Ford, with the assistance of XTen Architects, undertook a comprehensive redesign of the venue. This transformation included the addition of an internal courtyard, a three-tiered floor, retail space, a spacious kitchen, and an AV room. He also preserved the iconic bow truss ceilings and the original neon cinema marquee.

Over 15 years, Ford made versatile use of the building. It served as a venue for various events, a showroom for fashion and furniture and even as his residence. The Kim Sing Theatre was a prominent choice for hosting corporate events for notable brands, such as Star Wars, Pepsi, the Grammys and BMW. Ford relocated his marketing and sales agency, Flagship, from this building to the Fashion District in downtown L.A.

In 2016, the Kim Sing Theatre was acquired from Ford by Ash Pathi’s Indra and Co. business group for $3.3 million. It is worth noting that Ford had originally purchased the property for a mere $300,000.
